It is equally important to understand the limitations of a home inspection. Consumers sometimes assume that a home inspector is required to perform services that are outside the scope of a standard home inspection.

A home inspector is not necessarily required to:

• Walk on a roof when conditions, construction, height, weather, or other circumstances make it unsafe or impractical. The roof may be inspected using other appropriate methods when accessible.
• Enter a crawlspace when access is obstructed, impassable, would require damaging the structure or property, or presents a safety hazard.
• Test for or identify mold, microorganisms, or other environmental contaminants. An inspector may report visible conditions that appear consistent with mold or microbial growth, but additional evaluation and testing may require a qualified specialist.
• Perform destructive or invasive testing unless specifically agreed upon and authorized.
• Offer or perform services that are prohibited by law or outside the inspector’s scope of practice.
• Perform work requiring a separate professional license, such as engineering, architectural, plumbing, electrical, or other specialized services.
• Guarantee that every defect or potential problem will be discovered. A home inspection is a visual inspection of accessible components and has inherent limitations.

When conditions are outside the scope of a home inspection or require specialized expertise, the inspector may recommend evaluation by an appropriately qualified and licensed professional.
